World Map Commercial Builders Private Limited hereby declares and informs that within the Group Housing Project “Pratham”, comprising a total of Eight (8) Towers, the development rights, ownership rights, sale rights, marketing rights, and related commercial interests pertaining specifically to Tower E and Tower G are presently held by World Map Commercial Builders Private Limited.
World Map Commercial Builders Private Limited had acquired/purchased the FSI/Development Rights relating to Tower E and Tower G in the year 2016 from Spark Spell Homes Private Limited, previously known as Proplarity Homes Private Limited, through duly executed and legally valid registered deed(s)/agreement(s).

Ownership Rights
Pursuant to the aforesaid registered transaction(s), the following rights in relation to Tower E and Tower G vest with World Map Commercial Builders Private Limited:
Ownership Rights
Development Rights
Construction Rights
Sale & Marketing Rights
Commercial & Revenue Rights
Associated Transferable Rights & Interests
These towers collectively comprise approximately 209 residential units, including:
2 BHK
2 BHK + Study
3 BHK
3 BHK + Study
4 BHK Apartments
with unit sizes ranging approximately from 990 sq. ft. to 2000 sq. ft.

RERA & Project Information Clarification
The RERA Registration Number, approvals, sanctions, layouts, project branding, amenities, master plans, common infrastructure details, and other statutory/project-related information displayed on this website pertain to the larger integrated Group Housing Project “Pratham” as registered and/or approved by the concerned RERA Authority and other competent governmental/statutory authorities.

Enter into Joint Development Agreements (JD/JDA)
Co-Development Arrangements
Development Management Agreements
Construction Agreements
Marketing Assignments
Revenue Sharing Arrangements
Transfer/Assignment of Development Rights
Partnership/Collaboration Structures
with any individual, company, developer, landowner, investor, financial institution, or third-party entity in relation to Tower E and/or Tower G or any part thereof, subject to applicable laws and regulatory compliances.
In the event of execution of any such arrangement in present or future, the respective rights, obligations, liabilities, compliances, responsibilities, approvals, disclosures, construction obligations, customer obligations, warranties, and statutory responsibilities shall thereafter be governed and interpreted in accordance with:

Development Agreements
Competent Authority Approvals
Contractual Arrangements
Applicable Local Laws & Regulations
and the same may accordingly stand modified, assigned, transferred, delegated, shared, or restructured to the extent permissible under law.
World Map Commercial Builders Private Limited shall not be held liable beyond the scope of obligations expressly undertaken by it under the applicable executed agreements and governing legal framework at the relevant point of time.
